Facilities Management & Reactive Maintenance

Property managers know the reality. Maintenance issues don’t happen on a schedule, and the cost of a slow response is rarely just the repair bill. A lift out for three days. A leak that wasn’t dealt with over the weekend. A boiler failure on the coldest morning of the year. And the contractor who doesn’t pick up.

Slate Projects operates with an in-house team of skilled tradespeople, available every day of the week, covering all aspects of property maintenance and repair. One call. The right trade. The problem sorted.

The difference between planned and reactive maintenance

Understanding both helps you manage your building more effectively.

Planned Preventative Maintenance (PPM) is proactive — scheduling regular inspections, servicing and maintenance tasks to keep building systems in good working order, catch problems early and avoid the cost and disruption of unexpected failures. A well-structured PPM programme reduces reactive call-outs, extends the life of building components and helps you stay compliant with statutory maintenance requirements.

Reactive maintenance is the response when something goes wrong. The heating fails. A pipe bursts. An electrical fault takes out part of a building. Whatever the issue, what matters is that a contractor with the right skills is on site quickly, diagnoses the problem accurately and carries out a proper repair, not a temporary fix that brings them back in a fortnight.

We provide both. We’ll work with you to put a planned maintenance programme in place for your building, and we’ll be the team you call when something unexpected happens.

WHY PROPERTY MANAGERS CHOOSE SLATE CONTRACTS

Property managers carry a significant responsibility to their clients, to their tenants, and to the buildings themselves. The contractor you rely on for maintenance reflects directly on how well you’re doing your job.

A failed heating system in a commercial building doesn’t just cause discomfort. It disrupts operations and creates liability for the property manager responsible. The same is true of any significant maintenance failure in a residential block.

Property managers need a contractor who responds when something is reported, not one who logs it and schedules it for next week. They need the right trades in-house, covering building fabric, carpentry, plumbing, electrical, roofing and decoration without having to source a different subcontractor for each job. Clear communication throughout, not just that someone is on their way, but what the issue is, what the fix involves and when it will be complete. And they need a team that understands compliance, professionalism with occupants and the fact that how a contractor behaves on site reflects directly on the managing agent. Our team understand that.
